LOCATION
Wright State University (WSU)'s Dayton Campus is located in Fairborn, OH, a suburb of Dayton and within a two-hour drive of several major metro areas, including Cincinnati, Columbus, and Indianapolis. Surrounded by lush, green forests, WSU is spread out over 634 acres of space in the Miami Valley Region of southwest Ohio. WSU ranked in the top 6.4% out of 20,966 universities worldwide in the 2024 edition of the outcome-based Global 2000 list for a second consecutive year – Center for World University Rankings Seven of WSU's graduate engineering programs ranked among the "Best in the Nation for 2024" and Boonshoft School of Medicine was recognized in the 2024 Best Graduate Schools rankings - U.S. News and World ReportFirst-year students at Wright State are required to live on campus. The affiliation agreement for this on-campus portfolio includes two residence hall style properties, namely, The Woods and Honors Hall, and three apartment style properties, The Village, College Park, and University Park.
The Opportunity
The Offering represents a unique opportunity to acquire the on-campus housing stock of Wright State University. An in-place affiliation agreement with the university covers the operations of the on-campus portfolio, which has been under an affiliation agreement since 1991.
Major benefits of the affiliation agreement include: shared operating expenses, shared staffing, internet, access to the university’s residence life programming, established marketing, direct access to current students and incoming freshmen, and rights of first refusal for any additional on-campus development the university considers in the future.
Total enrollment at Wright State University grew 7.12% from the prior year, while first-time student enrollment grew 17.5%. This academic year is the third year in a row that first-time student numbers increased by more than 10%.
Constructed between 1986 and 2005, The Offering consists of five properties totaling 25 buildings and encompassing 2,163 beds in 1,156 units.
