The first phase, totaling roughly $200 million, will deliver 430 apartment units and approximately 53,000 square feet of retail space, and is currently on track to open ahead of Kansas City’s hosting of the 2026 FIFA World Cup in June. This initial phase begins the repositioning of the Berkley Riverfront as a high-energy live-work-play destination, bringing substantial new investment, traffic, and visibility to the immediate area.

The broader master plan includes the stadium complex with integrated retail, dining, and entertainment, plus significant new multifamily housing, public spaces, pedestrian connections, and infrastructure upgrades along the riverfront. Early guidance for the multifamily phase is targeting rents of approximately $3.00 per square foot, signaling a meaningful step-up in achievable rents for the submarket and reinforcing investor confidence in the location.
