THE offering
Berkadia Hotels & Hospitality has been exclusively retained to offer for sale the fee simple interest in the 112-key Hilton Garden Inn Clarksburg (the “Hotel,” “Asset,” “Property,” or “Hilton Garden Inn”). Purpose-built in 2007 with premium concrete and steel construction and having completed $2.8 million ($25K/key) of transformational renovations during 2022 – 2025, in addition to a full lobby renovation in 2019, the five-story Hotel is in excellent condition and will require minimal going-in capital for a new owner. A potential buyer will also be able to benefit from more than $1.4 billion of local capital investment and no new hotels under construction or in-planning within a 30-mile radius (source: CoStar).
Furthermore, neighboring Bridgeport, WV recently implemented a $3 emergency services tax for hotels, which is passed onto the consumer and has the potential to increase to $6 by July 2027 (the fee is currently frozen at $3, however Bridgeport, the Hilton Garden Inn is insulated from the newly implemented tax and will be presented with potential revenue management opportunities/upside.
