Existing Property
The Derry House
- A historic, English-inspired manor that serves as the focal point of the Estate.
- The earliest part of the home was first constructed prior to 1748 and boasts approximately 6,500 square feet of elegantly curated accommodation, including five bedrooms and six bathrooms, catering for up to 13 overnight guests.
- The Crawford Room is a sophisticated parlor located within the Derry House, thoughtfully designed to serve as either a bridal suite or rehearsal dinner space with seating for up to 30 guests.
- The room boasts soaring 11-foot ceilings, intricate historic moldings, a sparkling crystal chandelier, charming working fireplace, and abundant natural light from expansive bay windows that overlook the Grand Meadows.

The Owl’s Nest Cottage
- Originally constructed as the boyhood vacation home of famed actor Patrick Swayze, the Owl’s Nest Cottage serves as a secondary home providing additional space for up to eight overnight guests across its 1,000 square feet of space.

The Hundredfold Hall
- Hundredfold Hall is a historic and rustic barn featuring 4,000 square feet of event space across two floors, which includes a stage, two bathrooms, a sound system, hand-crafted farm tables, hardwood floors, and romantic twinkle lights.
- The space boasts a max capacity of up to 180 guests for ceremonies and 140 guests for receptions, serving as a versatile option for a wide array of events and in case of unpredictable weather.
- Furthermore, there is a speakeasy, The Derry Club, located within Hundredfold Hall that is set to open for guest use in the 2026 wedding season.
- The private, after-hours speakeasy will offer guests an intimate and exclusive setting to enjoy craft cocktails and a curated soundtrack.
The Estate Circle
- The Estate Circle offers couples the option to exchange vows immersed in the natural beauty of a tree-lined setting, framed by the historic stone façade of the Derry House.
- This location is ideally suited for an intimate wedding ceremony accommodating up to 125 guests and can be effortlessly transitioned into a cocktail reception area as well.
The Grand Meadows
- The Grand Meadows provides a tranquil setting punctuated by rolling green pastures and sweeping mountain views, creating a serene backdrop for any wedding ceremony.
- Comfortably accommodating up to 180 guests, the flexible layout allows ceremonies to be oriented either toward the stone steps of Derry House or westward across the expansive meadows.
The Willow Grove
- The Willow Grove provides an idyllic, storybook-inspired setting for ceremonies beneath the branches of century-old Willow trees.
- The picturesque, natural landscape can accommodate up to 180 guests.
Proposed Development
The Lodge
- Currently proposed as a 65-room hotel, the guestroomswould be thoughtfully designed with premier fixtures and furnishings, reflecting a refined, nature-inspired aesthetic that aligns with the estate’s overall destination character.
- Each guestroom should have a minimum size of 350 square feet to ensure comfort and functionality.
- The following outlines a preliminary, hypothetical guestroom mix for the primary hotel building:
- Standard: 50 units.
- Suites: 15 units.
The Cottages
- The proposed development calls for 15 guest cottages scattered throughout a portion of the estate.
- Preliminary plans propose two primary cottage areas: one cluster located near the parking area and vineyard/farm, and a second cluster situated along the approach into the forested landscape as it rises toward the mountain.
- The cottages would be designed in both two- and threebedroom configurations, featuring full kitchens, private bedrooms, a combined living and working area, and a small patio or outdoor space.
- Eight cottages in the front fields.

The Derry House & Owl’s Nest Cottage
- The Derry House will be considered the flagship “presidential” suite/unit.
- It would be recommended to renovate the bedrooms in the Derry House to be consistent in quality to the proposed hotel and cottage additions.
- The Owl’s Nest Cottage would require a significant renovation/ reconfiguration to align with the proposed new facilities.
Food & Beverage
- The primary hotel building would house the flagship restaurant, highlighting locally sourced cuisine alongside regional wines and spirits.
- Designed as a natural continuation of the lobby, the space would feature an expansive bar and dining room and act as the social and experiential heart of the property.
- The nearest dining hubs are located approximately a 10 to 15 minute drive away.
- Plans also include an on-site farmer’s market featuring food products grown or produced on the property.
- Additional food and beverage offerings should reinforce the estate’s agricultural character through rotating pop-ups and experience-driven programming that deepens guest engagement.
Wellness
- A formal spa setting is recommended in the development master plan, with optionality for a wide range of other potential wellness-oriented facilities.
- Additional wellness amenities could include an indoor/outdoor yoga studio, curated hiking trail experience, sensory deprivation, cold/hot treatment facility, an additional wellness center pool, and much more.
Agriculture
- The proposed development also calls for a vineyard operation, an orchard, and an enclosed livestock area.
- The Property has already completed both wine and soil studies to assess the agricultural capabilities of the land.
