Executive Summary
Berkadia Hotels and Hospitality has been exclusively retained to offer for sale the fee simple interest in a two-property hotel portfolio, totaling 200 rooms – the Hagerstown, MD Select-Service Marriott Portfolio (the “Portfolio,” “Hotels,” “Assets” or “Properties”). The Portfolio consists of two best-in-class Marriott-affiliated flags – SpringHill Suites (104 keys) and Courtyard (96 keys) – both of which were built with premium block and plank construction in 2006 and 2010, respectively. The geographically concentrated Portfolio will provide potential buyers with immediate economies of scale and is being offered fee simple, non-union, unencumbered of management, and at a basis below replacement cost. Moreover, the Hotels benefit from strong in-place top-line performance and considerable cash-flow, providing investors with immediate yield throughout their hold period. Both Hotels will also benefit from long-term franchise agreements and be able to capitalize on the industry-leading Marriott Bonvoy loyalty program, which boasts over 271 million global members.
The Portfolio is strategically located in a dynamic and highly accessible submarket in northern Maryland at the confluence of two key thoroughfares, I-70 (+76,000 vehicles per day) and I-81 (+77,000 vehicles per day), connecting the Assets to downtown Washington, DC and Frederick, MD. The Hotels enjoy proximity to a diverse mix of corporate, retail, medical, and leisure demand drivers such as Antietam National Battlefield, Whitetail Ski Resort, The Maryland Theater, Meritus Park (home of the Atlantic League of Professional Baseball’s (ALPB) Hagerstown Flying Boxcars), Meritus Medical Center (300 beds), Valley Mall, Hagerstown Premium Outlets, and significant operations of major corporations including Volvo, Hitachi, Lifetime Brands, and much more.
While the two Hotels are being offered as a portfolio, offers submitted on an individual asset basis will be considered / reviewed by the seller.
