Portfolio Summary
Berkadia Manufactured Housing is pleased to present the Florida-Carolinas Portfolio, consisting of 2,274 sites across 43 communities. 87% of the portfolio is located between Florida and North Carolina; the remaining 13% are located in South Carolina and Knoxville, Tennessee.
All the communities are located within a major MSA, allowing an investor the opportunity to gain scaled entry in those markets with one acquisition. For example, an investor could acquire nearly 800 sites across the Tampa-Orlando markets. Furthermore, the portfolio is stabilized at 86% occupancy; 26 of the communities feature occupancies 95% or higher. Since those are stabilized, turn-key assets, a new owner could focus on filling the vacant sites at some of the less occupied parks. By increasing occupancy to 95% (~200 sites), effective rental income would increase by $1.8MM at the current lot rents. This offering presents the enticing opportunity to acquire a large portfolio in the Florida-Carolinas markets.
