The Opportunity
Berkadia Hotels & Hospitality has been exclusively retained to offer for sale the fee simple interest in the 125-key Courtyard by Marriott Pittsburgh North/Cranberry Woods (the “Hotel,” “Asset,” “Property,” or “Courtyard”). Purpose-built in December 2012 with premium concrete and steel construction, the Courtyard is the third newest hotel in the competitive set (3 of 7) and eight years newer than the competitive set’s baseline (2004). Moreover, the Asset is completing a comprehensive “gut” renovation to all guestrooms and public spaces that is expected to total $4.3 million ($34.4k per key) and be complete by July 2026, significantly limiting the required going-in capital for a new owner. The Marriott-affiliated hotel is being offered fee simple, non-union, unencumbered of management, with a new long-term FLA, and at a highly attractive basis below replacement cost and several recent comparable sales.
The Courtyard represents a rare opportunity for a new owner to acquire a well-positioned limited-service hotel with strong in-place top-line and cash flow despite considerable market capture and NOI upside following the completion of the Hotel’s ongoing renovation. Revenue displacement from renovations began in January 2026.
