Battle Creek Rental Market
The broader Battle Creek rental market encompasses approximately 59 apartment communities, ranging from 10 to 626 units, with a total of 5,343 units. These communities have been developed over a span of 56 years, from 1959 to 2021. Of these, 25 communities, with unit counts between 76 and 626, account for 4,663 units, representing 87% of the market. Additionally, nine of these communities, totaling 1,317 units, are designated as affordable or rent-restricted.
Since 2001, only five new properties have been constructed, with three built in 2000 and 2001. The two most recent developments are The Milton, an 85-unit adaptive reuse project completed in 2020, and Redwood of Battle Creek, a 162-unit property completed in 2021. The Milton, located downtown, benefited from substantial governmental incentives, while Redwood is situated just 1.1 miles from the Arbors, with rental prices ranging from $1,899 to $2,250.
Redwood specializes on BFR / empty nesting residents. The Battle Creek apartment market is marked by a scarcity of new developments in recent years, with much of the market comprising older, established communities. The Arbors of Battle Creek emerges as a prominent player within a flourishing submarket, gaining from its proximity to recent developments and its reputation as a sought-after rental location. The market’s emphasis on both affordable and premium housing options highlights a diverse range of opportunities.
Given the limited supply of newly constructed properties, renters are increasingly seeking upgraded living spaces. Consequently, the Arbors is ideally positioned for a new investor to renovate the units, capitalizing on the substantial potential for increased returns.
