Berkadia Hotels & Hospitality has been exclusively retained in connection with the solicitation of offers to acquire the fee simple interest in the 315-room BWI Airport Marriott (the ‘Hotel’ or ‘Asset’). The 10-story Hotel is ideally situated in the heart of the highly diversified BWI Business District and strategically anchored between two of the Mid-Atlantic’s most frequented metropolitan markets – Baltimore, MD and Washington, D.C. – positioning the Hotel to capitalize on a robust cohort of demand generators and retail amenities. Benefitting from the flagship Marriott brand, the premier full-service Hotel in the submarket has demonstrated the consistent ability to realize outsized market share and significant cash-flow, as showcased below:
Centered within the BWI Business District’s epicenter, the Hotel is able to easily capitalize on demand arising from industry-leading defense, government, and military contracting firms such as Northrop Grumman Mission Systems’ HQ, Lockheed Martin, Booz Allen Hamilton, Raytheon, Ciena Corporation, the National Security Agency (NSA), and much more. Furthermore, the Asset is located less than a half-mile from the BWI Airport, which is amid a $425 million expansion that will add a new domestic terminal and modernize existing facilities, allowing guests to seamlessly connect to a growing transportation hub which ranks among the nation’s top 25 busiest airports, serving nearly 27 million passengers in 2019 and 25.7 million throughout TTM April 2023. When coupled with a dynamic location approximately a half-mile from the confluence of the Baltimore-Washington Parkway and MD-195 - two of the region’s primary thoroughfares – visitors are connected to the 10.2 million SF of office space and 13.5 million square-feet of retail space within a five-mile radius, including Maryland’s top shopping destination – Arundel Mills Mall – and second-largest gaming facility – Maryland Live! Casino (24 million annual visitors combined) - in addition to Fort Meade which generates $27 billion in annual economic impact and is amid a $775 million expansion.
