THE offering
Berkadia Hotels & Hospitality has been exclusively retained to offer for sale the fee simple interest in the 208-key DoubleTree by Hilton Hotel Laurel (the “Hotel,” “Asset,” “Property,” or “DoubleTree”). The six-story Hotel was constructed with premium concrete and steel and has completed $1.7 million ($8.1k/key) of renovations during the 2019–YTD 2026 period. Moreover, the Hotel is being offered at a highly attractive basis far below replacement cost and compared to several recent comparable sales, even when considering the expected going-in capital required for a Change of Ownership PIP. The DoubleTree is also being offered fee simple, non-union, unencumbered by management, and with optionality for a new 15-year FLA from Hilton or assumption of the existing FLA (only Hilton-affiliated full-service hotel within an eight-mile radius).
The DoubleTree represents a rare opportunity for a new owner to acquire a premium-branded, full-service hotel with considerable in-place revenue generation and cash flow, despite significant market share and bottom-line upside (see bottom right of page 5 for year-end 2025 financial metrics). Additionally, the Hotel is anticipated to benefit from increased cash flow in 2026 as a direct result of the change in management from OTH Hotels to Schulte (February 2026) due to economies of scale and performance optimization.
The Asset also benefits from a highly accessible location along I-95 (158,000 vehicles per day) in a diversified submarket 20 minutes from BWI Thurgood Marshall Airport (completed a $520 million terminal renovation/expansion in January 2026) and approximately 40 minutes northeast of downtown Washington, DC (27 million annual visitors). Key local demand generators include Fort Meade ($22.3 billion economic impact; home of the U.S. Cyber Security Command), the NSA (National Security Administration), Laurel Park Racetrack (host of the 151st Preakness Stakes in May 2026), Bowie State University, University of Maryland, Towne Centre at Laurel, the Patuxent Research Refuge, and more.
When coupled with no new hotels currently under construction or in planning within a seven-mile radius and over $3 billion of development activity in the immediate area, the Asset presents a compelling investment opportunity in the current economic landscape.
