THE offering

Berkadia Hotels & Hospitality has been exclusively retained to offer for sale the fee simple interest in the 112-key Hilton Garden Inn Clarksburg (the “Hotel,” “Asset,” “Property,” or “Hilton Garden Inn”). Purpose-built in 2007 with premium concrete and steel construction and having completed $2.8 million ($25K/key) of transformational renovations during 2022 – 2025, in addition to a full lobby renovation in 2019, the five-story Hotel is in excellent condition and will require minimal going-in capital for a new owner. Moreover, the Hotel is being offered fee simple, non-union, unencumbered of management, below replacement cost, and with a new 15-year FLA from Hilton, positioning the Hotel to significantly capitalize on the extensive Hilton Honors loyalty program (+250 million members), which is underrepresented in the region (Hilton-affiliated hotels only account for 11.5% of keys within a 14-mile radius). 

The recently renovated Hilton Garden Inn represents a rare opportunity for a potential buyer to acquire a well-positioned, Hilton-affiliated, limited-service hotel, with considerable revenue and cash-flow generation, and attainable top and bottom-line upside. When paired with a highly accessible location directly along I-79 (37K vehicles per day) in the Appalachian Valley, the Hotel is able to capitalize on a diversified demand profile that includes key economic drivers such as North Central West Virginia Airport ($1.1 billion economic impact | $70 million expansion), the FBI’s Criminal Justice Information Services Division (CJIS – 986-acre campus), Meadowbrook Mall (900,000 square feet), The Bridge Sports Complex (156,000 square feet), United Hospital Center ($48 million expansion), White Oaks Park (470 acres), Fairmont State University (+2,700 students), the Robinson Grand Performing Arts Center (71,000 annual visitors), Historic Downtown Clarksburg, and much more. A potential buyer will also be able to benefit from more than $1.4 billion of local capital investment and no new hotels under construction or in-planning within a 30-mile radius (source: CoStar).

Furthermore, neighboring Bridgeport, WV recently implemented a $3 emergency services tax for hotels, which is passed onto the consumer and has the potential to increase to $6 by July 2027 (the fee is currently frozen at $3, however Bridgeport, the Hilton Garden Inn is insulated from the newly implemented tax and will be presented with potential revenue management opportunities/upside.
