THE offering

Berkadia Hotels & Hospitality has been exclusively retained to offer for sale the fee simple interest in the 107-key Home2 Suites by Hilton Aberdeen, MD (the “Hotel,” “Asset,” “Property,” or “Home2 Suites”). Having been purpose-built in February 2014, the Home2 Suites is the second-newest hotel in the competitive set, nine years newer than the competitive set’s baseline (2005), and is in excellent condition following the completion of a seven-year soft-good cycle renovation in 2023 – 2024 ($1.0 million or $9.5k per key), requiring minimal going-in capital for a new owner. Moreover, the Hotel benefits from a category dominant extended-stay flag and superior all-suite product offering, which is further strengthened by Hilton’s renowned global reservation and rewards system of more the 226 million members – Hilton Honors (new long-term FLA available). The Home2 Suites is being offered fee simple, non-union, unencumbered of management, and at a compelling basis well-below replacement cost and several comparable sales (see Investment Highlight 1).

The newly renovated Home2 Suites represents a rare opportunity for a potential buyer to acquire a 2014-vintage, Hilton-affiliated, extended-stay hotel, with considerable revenue and cash-flow generation, despite significant top (96% RevPAR index) and bottom-line upside (27.6% NOI margin vs. +35% stabilized industry standard). When paired with a highly accessible location at the confluence of Route 40 and the Aberdeen Thruway, with convenient access to I-95 – one of the region’s primary thoroughfares (+72,000 vehicles per day) – the Hotel is able to capitalize on a broad spectrum of visitors frequenting major metropolitan markets, such as Baltimore, MD and Philadelphia, PA. Additionally, the Asset is proximate to key local demand generators such as the 72,000-acre Aberdeen Proving Ground (+$5 billion in annual economic impact), Susquehanna State Park (2,753 acres), Cedar Lane Regional Park (500,000 annual visitors), Ripken Stadium and Experience (160,000 annual visitors), Water’s Edge Events Center (31,000 square feet), historic Havre De Grace, and an array of multinational corporations, logistic facilities/defense contractors (Raytheon, Lockheed Martin, Northrup Grumman, Amazon, Frito-Lay), championship and municipal golf courses, and much more. A potential buyer will also be able to capitalize on the submarket’s sustained capital investment (+$623 million of capital deployed since 2023), along with a favorable supply story with no new hotels under construction or in-planning within a 15-mile radius of the Home2 Suites (source: CoStar).
